Agents do not show properties to your buyers if the MLS notes state the property is being sold in as is condition and make it contingent on an inspection. As is means as is. If you would like help scripting this conversation so your buyers get the house they want and you still get the inspection, call me, I will help you through this. But please remember you are wasting your Byers time if you write an offer contingent on inspection for as is property.
